Fire Watch for Sprinkler System Impairments
A sprinkler system is designed to control a fire before people arrive. When the system is shut down, drained, or isolated, that automatic protection is reduced or gone for the affected area. Phoenix Fire Watch provides fire watch personnel across the Tampa Bay area to patrol and report while sprinkler protection is impaired.
When a sprinkler system is out of service, our temporary fire monitoring consists of on-site patrols and reporting, not repairs, inspections, certification, or restoring water protection. Follow your sprinkler contractor's impairment procedures and the local AHJ's instructions. We can cover a single shift or staff around the clock; availability and estimated arrival time are confirmed when you call.

Sprinkler Situations That Lead to Fire Watch
- A sprinkler system shutdown, planned or unplanned
- Damaged sprinkler piping, such as a broken head, a leak, or a freeze or impact break
- Sprinkler repairs that require draining all or part of a system
- Scheduled maintenance on valves, risers, or fire pumps
- A water supply interruption from a main break or utility work
- Portions of a building being isolated so work can continue elsewhere
- Renovation work that requires heads to be removed or relocated
- Planned system outages for upgrades or tenant buildouts
- An extended impairment while parts or approvals are pending
- Restoration and testing periods before the system is returned to service
How Fire Watch Supports a Property During an Impairment
Fire watch cannot put water on a fire the way a sprinkler can. What it can do is shorten the time between a fire starting and someone calling for help. Our personnel:
- Patrol assigned areas, focusing on the zones where the sprinkler system is out of service
- Watch for visible fire, smoke, smoldering material, and hazards such as stored combustibles near the impaired area
- Keep a working line of communication with your on-site contact and the contractor doing the repair
- Call 911 and alert occupants if fire is discovered
- Document every round in a timestamped fire watch log
- Brief the incoming officer at each shift handoff, including any change in which zones are impaired
Covering Extended Impairments
When a sprinkler repair runs longer than expected, coverage has to keep up. We coordinate staffing across days, nights, and weekends, adjust patrol areas as zones come back online, and keep the logs continuous from the first shift to the last so there are no gaps in the record.

If the Fire Alarm Is Also Impaired
Sprinkler work sometimes takes alarm monitoring offline too, for example when flow switches or tamper switches are disconnected. If that is the case, mention it when you call.
Who Determines Whether Fire Watch Is Required?
Fire-watch requirements depend on the circumstances and the instructions of the applicable Authority Having Jurisdiction (AHJ). Your sprinkler contractor, insurer, and property management may also have impairment procedures. Phoenix Fire Watch staffs the coverage; it does not set the requirement.
Who Determines When Fire Watch Can End?
Phoenix Fire Watch does not independently determine when a required fire watch can end. Coverage should continue until the property has received appropriate direction based on the applicable AHJ/fire official requirements, site procedures, and restoration status of the affected fire-protection system.

What should a property manager arrange before a planned sprinkler shutdown?
Confirm the affected zones and shutdown window with your sprinkler contractor, obtain direction from the responsible fire official, and identify an on-site contact and accessible patrol routes. Call (727) 729-9332 with those details to confirm fire watch staffing before work begins; a shutdown alone does not determine the legal requirement.
Our sprinkler system has to be drained for a repair. Can you cover it?
Yes. Tell us which areas will be out of service and for how long, and we will confirm availability and staffing. If the repair schedule changes, we adjust coverage.
Only one zone of our sprinkler system is shut down. Does the whole building need fire watch?
That depends on the circumstances, site requirements, and instructions of the applicable AHJ/fire official. Some impairments are covered by patrolling only the affected area; others require more. Once you know what is required, we will staff accordingly.
Can you cover a sprinkler impairment for several weeks?
Yes. We coordinate shifts, handoffs, and logs for extended impairments, including nights and weekends.
Do your personnel operate sprinkler valves or fire pumps?
No. We provide fire watch only. Valves, pumps, and repairs are handled by your sprinkler contractor.
Who tells you when to stop?
